I been thinking about investing in real estate in the future. How can one lose money in an owner occupied 4plex or 5 unit? I mean if you find it cheaply and can cover the PMI then you should be fine? How hard is it for one to get financed on an owner occupied if that make a decent amount of yearly income, with a 15% down payment. Also could one make enough to live rent free from the other rents?
